This project was an exciting one for us. We received a call about it and we didn’t realize what we were showing up to a beautiful character building just on the outskirts of Wolseley across the park in the booming West End Neighbourhood. 14 units with a combination of 1 bachelor, 5 x 1 bedrooms, 6 x 2 bedrooms and 2 x 3 bedrooms which is a beautiful combination. The reason that excites us is because we can attract a variety of residents with various needs, wants and suite types. Furthermore, the location is fantastic and we were able to maintain a large portion of its character, especially on the exterior. This project was no easy feat. The owner became reluctant of selling throughout the process and we had to get creative to ensure he wanted to pursue the sale and understood his wants and his needs and as a result of great communication, we were able to achieve a flawless transaction. The project underwent renovations, an above guideline rent increase and has since been stabilized as an asset.

Our future exit strategy will be hold this building as an ownership group for 20 years, and then exit through a sale in order to acquire larger blocks.
